STRVerdict

The short-term rental checker

Fifty markets from the municipal code, the 50-state layer behind them, and your facts. The verdict prints below the form.

The Short-Term Rental Verdict

Answer for the exact property and the exact way you plan to rent it. The verdict prints its class, its conditions, and the fine exposure — never a bare "legal."

1 · Where is the property?

Your city is not one of the 50 markets we track ordinance-by-ordinance, so the verdict runs on your state's layer — and says so.

2 · Whose place is it?

Renters: the lease gate leads. Do you have your landlord's written permission to rent short-term?

3 · Is it your primary residence?
4 · How will you rent it?

Caps in Los Angeles (120), San Francisco (90), DC (90) and Jersey City (60) count these nights.

5 · What kind of property?

Your answers never leave your phone or computer — the checker runs entirely on this page. No account, no email.

The Host Compliance Kit — $59, one time

The verdict tells you where you stand. The kit walks you through standing there lawfully: registration walkthroughs for all 50 covered markets, the compliance calendar, the permission letters, the fine-avoidance file, and tax routing state by state.

What the verdict classes mean

LEGAL IF YOU REGISTER

A permit market: the application, the fee and the renewal are the whole gate. Denver, Austin, Chicago and most resort towns live here.

LEGAL IF — CAPPED

The number is the verdict: 120 unhosted nights in Los Angeles, 90 in San Francisco and DC, 60 in Jersey City. Over the cap, nights are unpermitted nights.

NOT LEGAL AS DESCRIBED

A clause in your facts fails: whole-home where only hosted is allowed, a second home where only primary residences license, a renter without permission. The failing clause is named.

CITY CAN'T BAN — STATE PREEMPTION

Arizona, Florida and Indiana reserve the banning power to the state. Licensing and tax duties survive — and Florida's pre-2011 grandfather clause swallows whole cities' bans.

PHASE-OUT CLOCK

Legal until a date certain: Maui's apartment condos (January 1, 2029 in West Maui; January 1, 2031 for the rest of the county). The clock prints with the verdict.

Private-layer warnings

HOA rules, leases and mortgage clauses are printed as warnings beside the verdict — never merged into it. They bind your property, so only your documents can close them.
